Discovering the Home's Condition No surprises. You want no leaking pipes or bad furnaces when you move in. Neither does Patty. Fortunately, there are several steps that can be used to reduce your exposure to these unwanted surprises. Start with the Seller’s Residential Real Estate Sales Disclosure prepared by the seller. Indiana law provides that most sellers must give you one. Read it carefully. It is NOT a warranty, but the seller must be honest, and there is valuable information in it.   |  | | |
 The purchase agreement will provide you with the opportunity for inspections as a condition to your purchase. Patty will also recommend professional inspections. Their cost is reasonable, and you will learn a lot. It is best if you attend the inspection. If the inspections reveal serious problems that you couldn't see and that weren't previously disclosed, the seller must either fix them or you don't have to buy the property. A professional inspector's eyes and your eyes will reduce your exposure to unwanted surprises. Patty also can provide a special one-year Home Warranty Plan that will cover certain appliances and systems in your home. There is a cost, of course, and a deductible for each claim. Nonetheless, many purchasers have found this extra assurance comforting. 
 How much down? What are Closing Costs? What is the best mortgage for me? Fixed rate or an adjustable rate mortgage? FHA, VA, Insured conventional, and Conventional, or an Indiana Housing Finance Authority mortgage...what does it all mean? Finances are important and Patty will want you to feel comfortable about them early in your property search. Patty knows financing and closing costs. While it can be confusing, it doesn't need to be. Each is designed to fit certain buyers. Each has special benefits but also liabilities. What you want to find, and what Patty wants to help you find, is the best situation for you. Not for someone else, but for you. She will guide you through this financing maze. Before you begin negotiating Patty will have estimated how much money you will need, both for down payment and closing costs. She will also have estimated your monthly payment, including a component for taxes and insurance, if you will be including them in your payment. Negotiating to buy a home from a sound position based on knowledge is Patty's plan. Patty will be pleased to attend the loan application with you. She will tell you what information you will need to have available. Then after application, her team will follow up with the loan processing, appraising, inspections and title work - all requirements for a smooth closing! Negotiating for the Purchase All the details of your purchase will be in writing. Agreements that the seller may make with you are not enforceable, unless they are in writing. That's the law. Therefore, it is very important to carefully consider the terms of your offer to the seller to protect your interests. Patty's experience will really help in this area. How about the price? What is fair? As your agent, Patty will represent you. She will share with you the price for which other similar properties are available and have sold. She will help you develop a negotiating strategy. Her mission is to give you, her client, the very best advice possible. The seller may accept your offer, make a counter offer or turn your offer down. Whatever the seller's response, Patty will be at your side throughout the negotiations and closing of the transaction. You will soon be closing on your home. The sellers will convey title to you and you pay them. Generally you will execute a mortgage, and you may feel pretty nervous. Patty understands these feelings. Cosmetic Improvements >Brighter is Better
Sometimes a real estate agent will walk into a home that is basically attractive, yet communicates the feeling that something is lacking. Then the agent notices that all of the drapes are closed, interior lights are off and there is a lot of overgrown shrubbery blocking the sunlight that might otherwise pour through the windows.
A dark house is not as appealing to most buyers as one that is flooded with light. As a part of your preparations to market your home, try to maximize the light in your home. Make sure that all the windows are clean and the drapes are open when the house is being shown. A fresh coat of light paint can do a lot to brighten up the interior. If your house has very dark paneling, and you do not wish to repaint the walls, you may want to consider adding additional lamps. Your real estate agent may be able to provide other simple and cost-effective ideas about how to maximize your home's appeal.
